We continue to get ready for the fast approaching 4th of July. I have noticed more people and more traffic here this week. Also, many locals are packing their trailers, motor homes and boats full of supplies for their 4th trip somewhere else. The low hum is getting louder as more people enter the valley. This should be a great weekend.

We are planning many open houses for Saturday and Sunday. If you are up please stop by. The weather is good and there will be lots to do here over the holiday. The main thing is ,remember, that this buyer's market won't last and neither will the low interest rates so don't wait too long! I am expecting a very good summer and fall in real estate. If you are a first time buyer don't miss out on the up to $8,000 credit that the government is giving to first time home buyers. It is something you could put your adult child in. It is certainly the best way to buy a house and use the government money as part of the down payment or to fix up the house or whatever you wish. The money is there and you may as well take advantage of it!

Bank owned properties remain scarce. I am sure we will have more but right now what is out there is mostly the culls. More will arrive but we don't know when. So, the best buys right now are the individual properties that are for sale and mostly at great prices and they include some guarantees. Call me about them and I will be happy yo give you the skinny!

Here it is Sunday and where did this week go? I have been so busy listing and selling houses. I can feel the excitement building now that we are so close to the 4th of July. That is the kick-off of our season and I can feel the urgency to get everything done before the tourist and weekenders arrive! We just sealed our parking lot and stripped the parking place and manicured the front lawn for the holiday. I continue to get every house I have for sale in tip top shape for showings this weekend. It is fun and exciting and I believe we will have a very good season this year! By the way it ends the first week of December and then starts again for January, February and March.

I sold another lot yesterday! I have been very lucky with lots this year. It is a great time to pick up land...cheap before the market goes the other way...and it is already showing signs of just that! New listings hitting the market are just a slight bit higher than before. Things are changing here in Big Bear real estate.

The Dock Club, own your own boat slip, the two that I listed a short time ago...well I sold one and it closed this week. The buyer is so excited that he has a place to keep his boat right near the Village and it is gated, has water, power and restrooms plus it has security and your own parking place! He loves it! There are more if you are considering one. Just give me a call.

Yesterday was Sunday and I did a little real estate work in the morning and then I had to clean the garage. By the time winter is over the garage is always over flowing with things! I hate to say junk but it is border line. So, I put on my grubbies and opened the door from my den to the garage. I took a deep breath and moved forward.

I had taken my 1956 yellow Ford pick-up out of the garage several weeks prior and it was sitting under car cover in the back yard. Of course, it rained several times while it was out there and I have felt bad about it being outside. It has been restored and I usually baby it! I had removed the battery tender from the battery when I took it out of the garage and there was a strong possibility that the truck would not start after I got the garage cleaned out.

As I cleaned I found pounds of bird seed stashed under things on the floor. The mice had wintered in the garage after visiting the bird feeders by my office. The reminders that a cat had been trapped in the garage by mistake last winter were still on the concrete plus lots of black hair scattered around. I had looked for some envelopes during the winter and left the door open for several hours. I didn't know there was a cat in there until several days later when I heard loud howling from my den. I opened the door to look in the garage and there was a young, crazed, black fluffy cat staring back at me. I felt so sorry for the poor little thing. I opened the garage door quickly and the cat took off like a shot! That was back in March and I hadn't really spent much time in the garage since.

As I swept I tried to re-arrange things. I occasionally picked up something and gazed. Like the picture of us in front of the great pyramid in Cancun, years ago. It found its way to the garage. Then there was my old baseball glove and the soft ball I use to use. I slide my hand into glove and threw the ball a few times. All the while thinking about those days when I played softball. Those are the keepers. The things that you can't get rid of under any circumstances. They are part of your life!

Then there are those items that are the lucky ones...they get returned to the house. Not often do things go to the garage and then return to the house. The usual route is from the house to the garage and then on to the garage sale or the dump! Today I retrieved a few precious items from the garage and gave them a second chance. One was a plastic butterfly that I will put in the garden and the other was the picture in Cancun. How could I have ever put that in the garage in the first place? I must have been drunk! (I don't drink so that couldn't have been the reason)! Sometimes we make rash decisions!

There are three kinds of, "cleaning the garage". One, the once over, just moving things around so you can actually walk through the area. Two, the pretty good cleaning. Nothing extra just clean-up the basics and get to the rest next time. Or, the third kind where it takes days to clean really, really well which requires reading your high school year book and the looking at the old 45 records you played endlessly when you were 13. Lots of emotion goes along with cleaning the garage. As well as some yearning for times gone by. Perhaps even a few tears for what you must give up! But it is part of life to have and to loose at times.

Well, the truck miraculously started up on the first try. So I decided to drive it around town. After a 20 minute tour I gassed up and drove home. I got it in the garage and put it to bed for now! My plan is to drive it more this year, that is always my plan but things get in the way. I am pledging not to put things around the truck this time and not to pack things in so close to it that I can't even get to the door. However, you know, the best laid plans are often forgotten when you are in a hurry and since I did the #two cleaning job I will have to return and do the real cleaning before winter, I hope! It always feels good to throw away trash and useless things. It is fun to look in the garage and see the floor and things in their place. I will revel in that feeling for a few days...and then it will begin. Odd items will slowly make their way to THE GARAGE and before I know it, it will look like it did the day before I cleaned! Actually, I think cleaning the garage is a ritual that we both hate and love. Because a large part of our life, lives in our garages! Until next time, BB

Busy!

Yes, my blogs have been few and far between as real estate has heated up here in Big Bear. I have worked my body to the bone because it has been so busy. Lately, each new day brings another buyer or seller and a new challenge! I am not complaining, I am just telling it like it is and the market has certainly improved here in Big Bear and it has put me on the run!

I am listing a huge amount of property and I have been selling everything from a little cottage in Running Springs, to a lovely home in Fox Farm, and to a boat slip at Pine Knot Landing in Big Bear Lake! It has been a wild last couple of weeks and I am TIRED; however, I would never turn any business down!

This is going to be a great summer for real estate. The market has turned and the buyers are here. Bank owned properties are almost nil and sales are being made. So, I know that you have been thinking and talking about buying your mountain cabin this year. This is your year. This is the year that your dream will come true. This is the year that it all came together and it will happen! All you have to do is come up and pick out that cabin. I am here almost all the time and I would love to help you find that dream cabin. I want you to start enjoying it right away so you have to get the ball rolling and come up to the fresh, clean air in Big Bear and pick it out. Then when winter comes you will be all moved in a ready for all the winter fun in Big Bear. I have been remiss and not written for almost a week. I took a few days off for my birthday and traveled to Palm Springs with my mother and daughter for a little celebration! The weather was beautiful with a few clouds and the temperature was in the high 80's. We shopped and shopped and then we shopped. That is what you do if you live in Big Bear because you are shopping deprived. Actually, it is O.K. that the shopping is scarce in Big Bear because you save money. There is no mall to while away the hours not to mention your money. All in all, we had a great time and a great birthday dinner at Outback in Palm Desert. I was even able to repair a few things around my house there. So, I felt satisfied when I left to come home that I had a well rounded birthday get a way!

Real estate is popping here in the mountains. More buyers every week seem to appear. Bank owned properties continue to shrink and lots of other new listings are coming on the market at excellent prices. Even though our inventory of homes remain low there are very good ones to chose from. Sales are up again this month and June is always our slowest month of the year. The interest rates remain low and there are many, many first time buyer programs. Everything is just where it should be and I see that we are in recovery. The market is turning!

I just listed two docks at The Dock Club. D-22 and E-11. They are 24' and 22'. The own your own boat dock complex is at Pine Knot Landing in the Village. The facility has water and power, it's gated with card key access, private parking, rest rooms and security. There is also a nice little storage box in front of each slip. The two that I listed are priced at $49,999 each. They are on the east side of the marina in the sheltered cove behind the break water. If you have any questions about the slips please call me. We had a pretty rough storm on Wednesday with thunder and lightening and buckets of rain. It was so good for the plants and trees. It has been cold here too. In fact, I started a fire the last two nights. That is unusual for June because it is our warmest month of the year. Everything is blooming currently and Big Bear is beautiful. This is the time of the year that I live for. It is my favorite. If you haven't been here in the spring, summer and fall you are really missing out!

Again, with real estate being so favorable to buyers this is the time to come to Big Bear and look. You won't find better prices than we have now so don't miss out on a great future in the Big Bear mountains! You will regret it if you don't. Until next time, BB
